Biofilm in HVAC Systems: What Is It & How Do You Remove It?

What Is Biofilm?

A biofilm refers to any group of microorganisms in which cells merge and can adhere to a surface. It’s extracellular polymeric substance or slide is made of extracellular DNA, proteins and polysaccharides. 

Biofilms can form on both living and non-living surfaces, like on your windows or HVAC system. They are often found in industrial environments, hospitals and nature. They can grow in moist and warm conditions. Biofilms in HVAC systems are known to reduce heat transfer. The build-up can affect the heat flow across a surface and contribute to surface corrosion. 

How to Remove It

Biofilms are likely to grow in the air conditioning coils and condensate pans. You can apply antimicrobials approved by the Environmental Protection Agency (EPA) in these areas. However, established biofilms can spread infectious airborne particles within the HVAC system, which are hard to remove.

Remove biofilms as soon as possible while mild solutions are still effective and before corrosive cleaning agents are needed that may damage the coil’s aluminum fins. Moreover, regular inspections can help prevent this problem from occurring. The National Air Duct Cleaners Association (NADCA) recommends a source removal with complete HVAC system cleaning.
